Fences Built on a Slope

Drive Montgomery Road or the streets that drop toward the Patapsco and you see it right away: Elkridge has hills. Plenty of backyards slope down to a tree line, and fences on those yards are either stepped, with each section set lower than the last, or racked to follow the grade.

Slopes are hard on fences. Water runs downhill along the fence line and washes soil away from the downhill side of each post. On stepped fences, the gap under each step grows as soil erodes, and that is where pets and animals get out. Posts at the bottom of the slope sit in the wettest ground and rot first.

When we repair a fence on a hill, we set posts deeper on the downhill side, shape the footing to shed water, and close the gaps under stepped sections. If runoff is cutting a channel along the fence, we point it out, because no repair holds if the ground keeps leaving. More on our repair process is with The Fence Repair Guys of Glen Burnie.

Backing Up to Patapsco Valley State Park

A lot of Elkridge homes sit along the edge of Patapsco Valley State Park or the wooded stream valleys that feed into it. That means big trees, heavy shade, and wildlife moving right along the back of the yard.

Shaded wood stays damp. The side of the fence facing the woods grows algae and moss, the bottom boards soften first, and the posts rot at grade years ahead of the sunny side. Tall oaks and poplars drop limbs onto the fence in summer storms and ice. Deer lean on and push through weak sections, and smaller animals dig under the bottom edge.

We replace the soft boards and posts, clear and rebuild sections hit by limbs, and close the gaps along the bottom. On a fence facing the woods, we leave a little air between the bottom of the boards and the soil so they can dry out. If a dead tree is leaning toward your fence, deal with it before we rebuild under it.

Newer HOA Neighborhoods Off Route 100

Elkridge added a lot of new homes after Route 100 opened up the area, and many of those neighborhoods have HOAs and townhome rows. Fences there tend to be vinyl or builder-grade wood, all one style, often shared between neighbors.

Builder fences go in fast, and it shows a few years later. Posts set shallow start to lean, especially where a yard was graded and filled during construction. Fill soil settles, and a fence that was straight at closing develops a wave. Vinyl panels crack from impact and pop loose in wind.

We match the existing fence so the repair blends with the rest of the community, reset posts deeper where fill soil has settled, and replace damaged vinyl with matching parts where they are available. For any replacement or new fence, we confirm permit and HOA requirements for your address before work starts, and we give you the details you need for an architectural application.

We run jobs in the neighboring towns all the time, so Hanover homeowners can call The Fence Repair Guys of Glen Burnie, and Halethorpe homeowners can call The Fence Repair Guys of Glen Burnie.

Older Elkridge Homes Near Route 1

Elkridge is one of the older settlements in the area, and along Route 1 and the roads toward the river there are older houses on irregular lots that do not look anything like the newer subdivisions. Fences on these properties have usually been repaired many times and are often a mix of chain link, wood, and whatever was on hand.

The problems here are age problems. Wood posts have rotted at the soil line, chain link top rail has rusted through at the joints, and gate frames have bent and rusted at the corners.

We repair these fences section by section, replacing posts and rails where needed and retensioning chain link so it stands straight again. When most of a fence is failing, we say so. Rebuilding one solid fence often makes more sense than patching four old ones, and The Fence Repair Guys of Glen Burnie can walk you through that option.

Wind and Storm Damage in Elkridge

Between the tall trees and the open ridges, Elkridge fences catch a lot of weather. Summer thunderstorms bring gusts and falling limbs. Winter ice weighs down branches until they break. A solid privacy fence on high ground acts like a sail, and one bad post is all it takes for a whole run to lay over.

After a storm, take photos before anything gets moved, especially if you plan to file an insurance claim. Look along the whole fence, not just the obvious break, because the posts on either side of a downed section are often twisted or cracked at the base.

We clear the damage, replace snapped posts and rails, and rebuild the fallen sections to match what is left. If the fence was already weak before the storm, we will tell you what we found. Read how we handle downed fences with The Fence Repair Guys of Glen Burnie.

Where We Work in and Around Elkridge

Elkridge is about 5 miles from our Glen Burnie shop, out Route 100. We work from the park edge to the neighborhoods off Montgomery Road, Route 100, and Route 1, and over toward the I-95 corridor. We also cover Columbia, Ellicott City, Halethorpe, Hanover, and Linthicum.

When you call, tell us what kind of fence you have, whether it sits on a slope, whether a gate is involved, and whether you are in an HOA. We walk the fence line with you and explain what we see, including the slope and drainage issues that are making it fail.

If the fence is worth repairing, we repair it, section by section. If the posts are failing all down the line or the fence was built too shallow for the ground it sits on, we explain that plainly and talk through a rebuild. Scheduling depends on the season and storm activity, and we tell you on the phone where the schedule stands. To get an Elkridge fence looked at, contact our Glen Burnie crew.

FAQ

Fence questions from Elkridge homeowners

My Elkridge backyard is steep. Why does the fence keep leaning downhill?

A fence on a steep Elkridge backyard leans downhill because runoff strips soil from the downhill side of each post. Water follows the fence line, the post loses support on that side, and it slowly tips. Posts at the bottom of the slope also sit in the wettest soil and rot faster. We reset the leaning posts deeper, especially on the downhill side, and crown the concrete so water runs off instead of pooling against the wood. If runoff is cutting a groove along the fence, that water needs a new path, such as regrading or a swale. Otherwise the soil keeps leaving and the lean comes back no matter how well the post is set.

There are gaps under my stepped fence and the dog keeps getting out. Can you close them?

Yes, we close the gaps under a stepped fence on an Elkridge slope so a dog cannot squeeze through. Each section of a stepped fence sits level and drops at the post, leaving a triangle-shaped gap under the low end of every panel, and erosion makes those gaps bigger each year. We close them by adding boards along the bottom, extending pickets, or rebuilding sections to follow the ground more closely. On chain link, we add fabric or a bottom tension wire. We also push test the posts at each step, because the same erosion that opens the gaps loosens the footings, and we fix both in one visit.

My fence backs up to the state park woods and is covered in green mold. Is it ruined?

Green growth on an Elkridge fence that backs up to Patapsco Valley State Park usually does not mean the fence is ruined. The green is typically algae and mildew living on the surface of damp, shaded wood, and it cleans off. The real question is what is underneath. We push on the boards and posts near the ground to find soft, rotted wood. If the wood is solid, we clean it, let it dry fully, and apply a penetrating stain that slows water absorption. Soft boards or posts get replaced first. Leaving a small gap between the bottom boards and the soil lets the wood dry between rains under the tree canopy.

My builder fence is only a few years old and already leaning. Why?

A builder fence leaning after only a few years in a newer Elkridge neighborhood usually comes down to fill soil and shallow posts. When lots off Route 100 were graded, low spots were filled, and that soil keeps settling for years after closing. Posts set in fill lose their grip and tip, and shallow holes dug to keep a construction schedule make it worse. We reset the leaning posts deeper in concrete so they bear on firmer ground below the fill. If only a few posts have moved, a targeted repair fixes it. If the whole line was set shallow, we show you the post depth we find and talk through rebuilding the run.

A tree came down on my fence in the last storm. Should I call you or the tree company first?

Call the tree company first when a large tree or trunk is lying on your Elkridge fence, then call us once it is cleared. Removing a loaded tree takes the right equipment, and moving it carelessly can tear out more fence. Before anything moves, take photos from several angles, especially if you plan an insurance claim, and keep people and pets away from the damaged section. Once the tree is gone, we inspect the whole area, including the posts on both sides of the break, since impact often cracks them at the base even when they look straight. We replace snapped posts and rails and rebuild the fallen section to match.

Does my HOA in Elkridge need to approve a fence repair?

Whether your Elkridge HOA needs to approve a fence repair depends on the community, but most only require approval for replacements, new fences, or changes in style, height, or color. Repairing a fence back to how it was usually does not need an application. Rules vary between Elkridge communities, so check your HOA documents or ask the management company. We confirm permit and HOA requirements for your address before any new fence or replacement goes in. For an architectural committee application, we give you the material, height, style, and a basic layout of the fence. Matching what is already there usually keeps approval simple.

Can you dig post holes on a hillside with roots and rock?

Yes, we dig post holes on Elkridge hillsides with roots and rock, and we do it without shortening the post to save time. Hillside lots near the Patapsco often have roots, stone, and old fill in the ground. We dig by hand where needed, cut small roots cleanly, and work around rock. If a large root sits right where a post should go, we shift the post spacing slightly rather than damage the tree or set a short post that will lean. Before any new hole, buried public lines get marked through Maryland 811, the Miss Utility system, and we request that on every job that needs new holes.

Do you work in Elkridge and nearby areas like Columbia and Ellicott City?

Yes, we work in Elkridge and in nearby Columbia, Ellicott City, Halethorpe, Hanover, and Linthicum, all within our 20-mile radius. Our Glen Burnie shop is about 5 miles away. In Elkridge, that covers the neighborhoods along Montgomery Road, homes near the park edge, the subdivisions off Route 100, and the older properties along Route 1. Scheduling depends on the season and storm activity, and we tell you where the schedule stands when you call. Photos help. Send a few of the damage, tell us what kind of fence it is, and let us know whether it sits on a slope, whether a gate is involved, and whether you are in an HOA.

A vinyl panel cracked on my fence in an Elkridge HOA neighborhood. Can you fix just that panel?

Yes, a cracked vinyl panel on an Elkridge HOA fence can often be replaced on its own, as long as matching parts are still available. Vinyl cracks from impact, like a mower, a thrown ball, or a falling limb, and cold weather makes it more brittle. We remove the damaged panel or pickets and fit matching pieces so the run looks uniform, which keeps the repair in line with community standards. If the exact profile is discontinued, we show you the closest match before installing anything. We also check the posts on either side, because a panel that popped loose in wind often points to a post that has shifted in settling fill soil.

My older Elkridge home has three different fences patched together. Should I replace it all?

Replacing a patched-together fence on an older Elkridge property makes sense when most of the posts are failing, but if the posts are sound, sections can be repaired one at a time. Homes along Route 1 and toward the river often have chain link, wood, and leftover material on one run, each at a different age. We walk the full line, push test the wood posts, check chain link top rail for rust at the joints, and look at the gate frames. If one stretch is failing and the rest is solid, we fix that stretch. If posts are rotting all down the line, one new fence in a single material usually outlasts more patches.
