Fence Repair in Edgewater, MD

Edgewater sits across the South River bridge, and most of its neighborhoods face the water one way or another. Wind comes straight off the river, salt air gets into the hardware, and the low ground stays wet. We repair, replace, install and stain fences along Route 2, Mayo Road and the South River communities.

Wind Off the South River and Fences That Lean Downwind

Edgewater lots on the South River and its creeks get a lot of wind. It comes across open water with nothing to slow it down and hits the first solid thing it finds, often a privacy fence.

A solid board fence in steady wind behaves like a sail. Each gust pushes on the boards, the boards push on the rails, and the rails lever the posts. Over a few seasons, posts on the windward line start to tilt downwind, even if they never break. You can often sight down an Edgewater fence and see the whole run leaning the same direction.

When we repair a wind-leaned fence, we straighten and reset the worst posts deeper, replace cracked rails, and look at the design. On exposed sides, a board spacing with a small gap, or a shorter solid section with an open top, lets some wind through and takes load off the posts.

Salt Air, Rusted Fasteners, and Pickets That Let Go

The other thing the river brings is salt. Edgewater is close enough to the Bay that salt in the air settles on every metal part of a fence. Plain steel nails, screws, hinges, and latches rust much faster here than on an inland lot. Wet wood speeds it up.

Rust on a fence is not just a stain problem. A rusted nail swells and splits the wood around it, then loses its grip. Pickets start hanging by one fastener, then drop. Hinge screws loosen in softened, rust-stained wood, and gates sag. Black streaks running down boards from each nail head are a sign the fasteners are failing. Gate latches seize and stop catching.

On Edgewater repairs, we do not just replace the broken boards. We check fasteners along the whole run, refasten loose pickets and rails with corrosion-resistant screws, and swap rusted hinges and latches for stainless or hot-dip galvanized hardware that holds up to salt air.

Low Ground and Soft Posts Near the Water

A lot of Edgewater property slopes toward the river or a creek, and the bottom of those lots is wet ground. After a heavy rain or a high tide pushed by wind, the low corner of the yard can stay soggy for days. Fence posts sitting in that soil spend much of the year wet.

Wood rots fastest at the soil line, where it gets both moisture and air. Posts on the low end of a lot go soft long before posts up by the house. The first sign is often a section that moves when you push on it, or a gate that suddenly sags.

When we replace posts in wet ground, we set them deep enough to hold, shape the top of the footing so water runs away from the wood instead of pooling against it, and use lumber rated for ground contact. In spots that never dry out, we may suggest vinyl or aluminum posts and panels for that section. More on our post work is at The Fence Repair Guys of Crofton.

Storm Season on Mayo Road and the Route 2 Corridor

Edgewater gets hit by the full range of Chesapeake weather: nor'easters that push wind and water for hours, tropical systems in late summer, and short, violent thunderstorms. Along Mayo Road (Route 214) and the neighborhoods off Route 2, we see two kinds of storm damage.

On open, exposed lots, it is wind. A whole run of privacy fence lays over because two or three posts snapped at grade. On wooded lots back from the water, it is trees. A limb or a whole trunk comes down across the fence and crushes a section.

Either way, the steps are the same. Make sure nothing is still hanging. Take photos from several angles. If the fence holds in a dog or encloses a pool, put up a temporary barrier. Then call us. We clear the broken material, set new posts, rebuild to match, and straighten the sections on each side. For the full process, see The Fence Repair Guys of Crofton.

Better Materials for a Waterfront Edgewater Lot

When an Edgewater fence is worn out, it is worth thinking about what will hold up on your specific lot instead of just rebuilding what was there.

Black aluminum is a strong pick on the water side of a lot. It does not rot, it holds up in salt air, and it keeps the view of the river open while still keeping a dog in or enclosing a pool. White vinyl privacy fence is the choice where you want full screening and no more staining. Cedar and pressure-treated wood privacy and picket fences still look right on plenty of Edgewater homes as long as they are built with ground-contact posts and good fasteners and kept stained.

Before any new line or replacement, we request a Miss Utility locate and confirm permit and HOA requirements for your address. Lots near the shoreline can carry their own limits on what goes where, and we check those first. See The Fence Repair Guys of Crofton for how a new line goes in.

Edgewater Neighborhoods and Roads We Cover

We cover Edgewater from the south end of the South River bridge down Route 2 (Solomons Island Road), along Mayo Road (Route 214), and into the waterfront neighborhoods on the South River and its creeks. That includes the Londontowne area near Historic London Town and Gardens and the communities that sit on the points and coves along the river.

The mix of work is pretty consistent. Waterfront and near-water lots bring wind lean, rusted hardware, and soft posts. Wooded lots farther back bring limb damage and mildew. Older homes often have fences patched over the years that need sorting out.

We come down from our shop in Gambrills by way of Route 2 or Route 214. If you are farther out on the Mayo peninsula, or on the Riva side across the river, we cover those areas too. Call (240) 712-4826 and we will come walk the whole fence with you, push test every post, check the hardware for rust, and tell you which sections need repair, stain, or replacement.

FAQ

Fence questions from Edgewater homeowners

Why does my whole fence lean one direction in Edgewater?

A whole Edgewater fence leaning one direction is almost always wind damage, built up storm after storm. On lots near the South River, wind comes off open water from the same general direction, and a solid privacy fence catches it like a sail. Each gust levers the posts a little further downwind, and wet soil near the water lets them shift more easily. Before the run goes over, we reset the worst posts deeper, replace cracked rails, and straighten the line. On very exposed sides, building with small gaps between boards or an open lattice top lets some wind pass through, which takes load off the posts and keeps the line standing longer.

There are black streaks running down my fence boards. What causes that?

Black streaks running down Edgewater fence boards are usually rust bleeding from the nails or screws. Salt in the air off the South River speeds up corrosion on plain steel fasteners. As a fastener rusts, it stains the board below it, and the wood around it softens and splits until the fastener loses its grip and the picket loosens or drops. The fix is to pull or set the failing fasteners and refasten with corrosion-resistant screws. Cleaning the fence before staining removes most of the streaking. If every board is streaked, the original fasteners were not made for a waterfront setting, and refastening the whole run keeps pickets from dropping one at a time.

My gate hinges are rusted solid. Can you replace just the hardware?

Yes, we can often replace just the rusted hinges and latch on an Edgewater gate, as long as the gate frame and hinge post are still solid. It is one of the most common gate repairs near the South River, where salt air seizes plain steel hardware. We swap in hinges and latches made for corrosive exposure. Before we do, we check the hinge post at grade. If it is rotting or leaning, new hinges will not stop the gate from sagging, so we reset or replace the post as part of the job. We also check that the frame is square and add a diagonal brace if it has racked out of shape.

The back of my yard floods after storms. Will a fence survive there?

A fence can survive in the low, flood-prone back of an Edgewater yard if it is built for wet ground. Wood posts in soil that stays wet rot fastest at the soil line, so we set replacement posts deeper, crown the top of the footing so water drains away from the wood, and use lumber rated for ground contact. In the lowest corners, vinyl or aluminum often makes more sense because neither one rots. We also keep the bottom of the fence slightly off the ground so boards are not sitting in standing water after a storm or a wind-driven high tide. Close to the shoreline, we check what is allowed for your lot first.

What fence material lasts longest on an Edgewater waterfront lot?

On an Edgewater waterfront lot, black aluminum and white vinyl hold up longest because neither one rots and both handle salt air. Aluminum is the usual pick for the side facing the water: you can see straight through it to the river, and it still keeps a dog in or encloses a pool. White vinyl gives full privacy from close neighbors and never needs stain. Wood still works on many Edgewater lots, especially farther back from the shoreline, if it is built with ground-contact posts and corrosion-resistant fasteners and kept stained. Many owners mix them: aluminum on the water side, wood or vinyl privacy along the property lines.

A storm blew down part of my Edgewater fence. What should I do before you get there?

Before we arrive to repair a storm-damaged Edgewater fence, make the area safe, document it, and secure anything the fence was holding in. Check for limbs still hanging above the fence and stay clear of downed wires. If a tree is involved, have it cleared before anyone works under it. Keep kids and pets away from broken boards and exposed nails. Take photos from several angles, including the snapped posts at ground level, for your records or insurance. If the fence keeps a dog in or encloses a pool, set up a temporary barrier. Do not try to stand a heavy panel back up alone, since a cracked post can give way.

How often should I stain a wood fence near the South River?

A wood fence near the South River in Edgewater needs stain more often than an inland fence, so check it twice a year instead of waiting on a fixed schedule. Humidity, morning dew off the river, wind-driven rain, and salt all wear stain down faster. To check, spray the boards with a hose. If water beads up, the stain is still working. If it sinks in and darkens the wood, it is time to restain. Before we stain, we clean off mildew, gray surface fibers, and rust streaks, let the wood dry fully, and replace boards too soft to hold stain. The bottom edges and windward side get extra coverage because they fail first.

Do you serve Londontowne and the neighborhoods off Mayo Road?

Yes, we serve Londontowne and the Edgewater neighborhoods off Mayo Road (Route 214), plus the homes along Route 2 south of the South River bridge and the waterfront communities on the river's creeks. We also work farther out toward Mayo and across the river on the Riva side. From our shop in Gambrills, we come down Route 214 or Route 2, all inside our 20-mile service radius. On a visit, we walk the whole fence, push test every post, and check the hinges, latches, and fasteners for rust. Then we tell you whether the fence needs a repair, a stain, or a replacement, and which posts or sections are driving that call.

My vinyl fence in Edgewater has a green film on it. How do I clean it?

The green film on an Edgewater vinyl fence is algae or mildew, and it comes off with mild soap, a soft brush, and a garden hose. River humidity and shade keep the north-facing and tree-shaded sides damp, so the growth comes back there first. Scrub from the bottom up so streaks do not dry on the panel, then rinse from the top down. Skip harsh abrasives and a pressure washer on a narrow tip, which can scuff the surface and give the growth more to grip. While you clean, look for cracked panels, rails popped out of their posts, or a post that moves, since wind off the river loosens vinyl at those joints.

Does salt air damage a black aluminum fence in Edgewater?

Salt air does not rust a black aluminum fence in Edgewater the way it rusts steel, but it does attack the weak points: chipped coating, steel fasteners, and gate hardware. The aluminum itself does not rot. Where the black coating chips, from a mower or a dropped tool, the exposed metal can corrode and the finish can start to lift around it. Steel screws and gate springs mixed into an aluminum fence corrode faster than the panels. Rinse the fence with fresh water a few times a year, touch up chips, and check that self-closing gate hinges still pull the gate shut. When we repair aluminum near the water, we use corrosion-resistant fasteners.
